      集体建设用地住房租金水平是影响集体建设用地住房市场化的关键因素,只有在了解承租者对于集体建设用地住房所愿承受的租金水平的基础上,才能通过制定合理的租金价格以及租金调整机制,使得集体建设用地住房在与商品房、公租房的市场竞争中占据一席之地。因此,通过构建集体建设用地住房租金水平影响因素指标体系,基于1003名大学生这一重要租房群体的调研问卷数据,利用有序Logistic模型对集体建设用地住房租金支付意愿影响因素进行实证分析与论证说明。研究结果发现,大学生租赁此类住房的租金支付意愿与所在城市房价、商品房的租金、家乡所在地、性别、学校类别呈正相关,与年龄、租金水平比商品房租金低的预期、到工作地点的距离呈负相关。最后根据研究结论,提出了相应的对策与建议。
英文摘要:
      The rent price is the key factor to influence the marketization of collective construction rental housing.Only on the basis of understanding the level of rent that tenants are willing to bear for collective construction of rental housing,we can establish a reasonable rent price and rent adjustment mechanism,so that the collective construction land for the construction of rental housing has a place in the market competition between the commercial housing and public rental housing.Therefore,on the basis of combing the relevant literature at home and abroad,it constructs an index system which includes macro,meso and micro factors of rent payment of the collective construction land for the construction of rental housing in the paper to make an empirical analysis on the influencing factors of rent payment willingness of the collective construction land for the construction of rental housing by using the orderly logistic model,which is in line with the questionnaire data of 1003 college students as an important rental housing group.In this paper,the results of the study show that the willingness of college students to rent collective construction land for rental housing is positively correlated with the urban housing price,the rent of commercial housing,the location of their hometown,gender,and the type of school,while it is negatively correlated with the expectation for the low price of the rent of commercial housing and the distance to the workplace compared with gender and rental level.At the same time,the empirical results are fully demonstrated and illustrated in detail in this paper.
