      为深入研究地铁建设对沿线住宅价格的影响,本文以石家庄地铁1号线为例,利用对数和半对数形式的特征价格模型,选取站点0~11km范围内的二手房作为研究对象,进行实证分析。结果表明,沿线住宅价格受到多个变量共同作用,其中1号线对地铁口周边0~900m范围内的房价影响呈现明显的倒“U”型关系,并对沿线住宅价格有显著的增值效应,且增值效果最佳的范围是离地铁口700~900m的范围内,其平均增幅为483%。另外得出在研究范围内住宅距离市中心越近,房价呈下降趋势。最后针对购房者和房地产开发商提出了建议。
英文摘要:
      For further research on impact on housing prices along the metro construction,this paper taking Shijiazhaung metro line 1 as an example,uses the logarithmic and semi log hedonic price model,and the second~hand house in the 0~11km scope of subway station is selected as the research object carry on the empirical analysis.Results show that along the housing price is the combination of multiple variables,among them the influence of the metro line 1 on housing prices shows a significant inverted U type relationship within a distance of 0~900 m around the subway entrance,and on the house price has significant value~added effect.Furthermore,the best value added range is 700~900 m from the subway station,its average appreciation rate of houses in the impact range reaches to 483%.In addition the results of this article also show that the closer the house to the city center,the lower the house price within the scope of the study.Finally this study will provide a helpful reference for buyers and real estate developers.
